Finlock gutters were installed in the 50's as seen as a cheap alternative to convention cast
iron guttering.

Concrete gutters eliminated the use of lintels , the top rows of blocks , cast iron gutters and
labour.

The problem with Finlock guttering is that after a time they will leak , they cause cold
bridging and condensation inside the building especially if the walls are have been 'cavity
filled'

Trying to determine what is condensation and what is a leak can be very difficult and could
be combination of both

Ideally Finlock gutters should be removed as lining them will not remove the inherent
condensation problems

At K1-Roofing we can remove the concrete gutters and replace with uPVC fascia  and
plastic guttering.

Where possible we will insulate the soffit area to help reduced the thermal bridge effect of
the concrete guttering.

Removing concrete guttering is
a specialist and potentially dangerous task and is not
something to be undertaken as a 'DIY' project
